Family bathroom transformation! Renovating world's smallest bathroom

 

First room transformation complete, I'm not sure you can call it a bathroom, cupboard maybe, but I think you'll be pretty impressed and maybe not even believe these photos of how we've renovated this space, because I wasn't even sure after I'd ordered the bath that it would even fit lol. This bathroom will hopefully be "the kids" bathroom in a few years time, as we plan to do a loft conversion and have our own en suite up there. The previous owners only had a shower but I wanted a bath with a shower overhead.

I'll include how much each section cost, we have generalised this instead of listing every single thing but I promise we have thought of everything from door hinges, radiator valves, pipe work and sockets to flooring, taps and tiles when costing up everything.

It's worth noting my Toddy is a plumber and did removals of tiles, helped with electrics, fitted the door liner / door architrave and skirting. Plumbed in the basin, toilet, shower and bath and his brother painted - so we've probably saved ourselves a grand there and our budget was based on knowing this.

Budget: £4k

Actual cost: £3940.99

So it all started going wrong when we changed the electrics, Toddy started drilling up in the loft and the ceiling started to fall down. So we needed it re boarded, skimmed and then we had the one main light changed to 4 spotlights, a wall light and had a double socket put on the outside so we could have full lighting or soft lighting. As Todd started bashing the tiles off of the wall the plaster came off with them as it was so damaged, so we took the walls back to bare brick. The external wall was tacked, plastered and re skimmed. The shower wall was packed out with various pieces of wood so our plasterer had to dot and dab part of the wall to make sure it was all square and level. (So many hidden problems)

Plastering cost (materials and labor): £540

Electrics cost (materials): £146.99 *our very kind friend let us have his time for free and this probably took a day to install the fan, lighting and re wire the bathroom, shout out to Mr Lawrence Hoey!*

Todd and his friend then had to re pipe, which consisted of needing scaffolding (Todd was able to get this from work which saved us another big cost) for the outside of the house to move the soil pipe to be able to change the position of the toilet, so we did this externally without having to have it boxed inside the bathroom. Todd rerouted the bath and basin waste and renewed the hot and colds for the bath, basin and shower. Todd also re positioned the towel rail.

Plumbing costs (materials): £300

The next disaster was the flooring, the old shower had been leaking for years which caused the floorboards to have dry rot, so we replaced them with chipboard flooring and then we had lime washed oak parquet flooring fitted, I've linked the flooring here

Flooring cost (materials and labor): £400

We had to widen the doorway because we had a really thin door, we also want to remove all the woodwork in this house because there's so much led paint which is really toxic and poisonous. Todd removed the old door liner, cut a new door liner in, fitted the new door liner and once the room was tiled he fit the door and architrave. The door is from Wickes and is linked here and we bought the handle and fixtures from Screwfix which I've also linked here

Door cost (materials): £140

I've linked the tiles here from Topps Tiles and this was 3 days labor which is down to Covid and reno delays.

Tiling cost (materials and labor): £1100

Hope you're still with me here? I'm actually cringing at how much all of this is costing so far, no wonder we've felt skint for months! 

Ok bathroom suite, we got this from Victoria Plum in the January sale, I STRONGLY recommend waiting for Black Friday, Summer and January sales when it comes to spending on the big stuff because we ended up saving £300 which essentially paid for our floor. I personally wanted a traditional looking roll top bath but also knew I wanted modern aspects of the bathroom, which was so hard to imagine. I think it's ended up coming together pretty well and it's a gorgeous space to relax in and unwind in that big deep tub! Bathroom suite cost: £1164

I really hope I haven't missed much out at this point... Ok so Todd's brother painted the walls for us in Ammonite by Farrow and Ball - we had this colour matched by Decorating Centre online which made it cheaper. The mirror is from Melody Mason and I've linked it here

Our main storage is in the vanity unit where we have 4 boxes, 1 for Todd, 1 for me and 2 for Cater (toys and toiletries) the boxes are just cheap ones from Tesco home section, they were like £1.75 each maybe? We already had the small mirror, towels and bath mat etc and I bought the piece of coral from a page on Instagram which I've linked here 

Decor cost: £150

I really hope you love what we've done with this bathroom, it was our first project in this house and as I mentioned above, was massively delayed during covid. It isn't easy renovating with a little one especially as you use the bathroom daily! Hope you liked this post,
